OUR SERVICES

At your arrival we will:

  • Wait for you in front of the building with your studio.
  • Show you your clean, safe studio and the way electricity, water, central heating and Wi-Fi, work.
  • Give you the keys.
  • Sign the contract for your stay in our studio.

 

During your STAY we will:

  • Pay all the bills for you.
  • Repair all damages in the studio (electricity, gas etc.)
  • Clean the public area of the building.
  • Provide to our residents’ blankets and pillows.
  • Support the internet connection of the building.
  • Check the safety of the studio building.
  • Attentive and friendly 24/7 HELP LINE.

At your departure we:

  • Will check the studios for damages and cleanliness, receive all keys and tell you “Good Bye”!

FREQUENTLY ASKED QUESTIONS

YES, under the condition you inform us as soon as possible about the change of dates in order to check studio’s/room’s availability. If your studio/room is not available on the mentioned date we will make our best in order to accommodate you in an other studio/room with the same price and for the period needed.

The extra period will be paid per night. The price will be calculated as follows:
Price per month ALL IN ONE / 30 nights = price per night.

In order to get “proof of residence” you have to choose the studio/room you want to rent, specify the date of arrival and the date of departure, inform us , send a nonrefundable booking deposit of two months’ rent to our company’s account. As soon as we receive your booking deposit we will inform you immediately and send you by e-mail the proof written in Greek, signed and sealed by the Greek Authorities.

If your arrival date changes and you intend to arrive after the moving in date specified in your previous e-mails and your contract , you have to notify SmartStudio Group; you will start paying your rent according to the contract’s date of arrival. It is difficult to manage very early in the morning or very late in the evening arrivals.

Please do not smoke in the studios/rooms, common areas, corridors or stairs. You can smoke only on the balcony or on the courtyard.

WHAT TO BRING, WHAT TO LEAVE BACK

WHAT TO BRING

Sheets, duvet and cover, cover pillow. We provide blankets and pillows.

IF NEEDED 
We could provide you bed linen and towels with an extra fee of 10€ per month.

Towels, shower mat, toiletries, toilet roll, hairdryer, straighteners, etc.

Tea towels, washing-up liquid.

Laundry detergent, iron and laundry basket.

Electric shavers, hairdryers, laptops, printers, speakers, small lamps, alarm radios as long as they’re in good condition and fitted with plugs or adaptors that are compatible with the Greek electrical system.

WHAT NOT TO BRING

Leaving aside the obvious, our list of forbidden items is just common sense.

  • Leave at home pets and anything involving a naked flame, such as candles, hookah pipes, incense burners, fairy lights and barbecues.
  • Wardrobes, chest of drawers and other large items of furniture, plus fridges and electrical items are banned.
  • Electrical appliances: Do not bring microwaves, kettles, e-cigarette chargers, electric heaters, air conditioners, electrical musical instruments.

SERVICES, TERMS & CONDITIONS OF LIVING

  • If you leave before the date of your departure, you will pay until the last day of your stay and will lose the booking deposit.
  • Changing the studio without Management’s consent is not allowed.
  • You are responsible for your keys. The deposit you have paid for your keys will be returned to you upon receipt of the keys prior to your departure.
  • You have to take care not to disturb your neighbours through inconsiderate behaviour in the building(extremely loud music, extreme smoking and extreme use of alcohol).
  • You are responsible for keeping your studio/room clean by removing all rubbish and in the well-maintained state throughout your stay including your en-suite/private bathroom and your private kitchen. We provide you with broom and mop.
  • You will take care of the cleanliness of the common areas, corridors and stairs. Please keep them tidy and well-maintained by removing all rubbish.
  • If you have a shared kitchen you have to clean it after your use. We will clean it once a week.
  • On the day of your departure you have to give back to us the studio/room clean and tidy as received on the day of your arrival. All you need is to ensure that you have removed all of your belongings and all rubbish; you have cleaned your room and balcony. If you leave any belongings or rubbish in your room or in your balcony or in common areas in a poor condition we will keep your booking deposit.
  • Remove all personal objects from your studio/room, empty trash, clean floor, clean bathroom.
  • Clean your kitchen by removing all personal items, emptying and wiping down cabinet and shelves, emptying and wiping down inside of the refrigerator, wiping down counter.
  • Please ensure that all windows are closed and locked and heaters, taps and lights are turned off.
  • You are required to return all keys upon check out or you will be charged.
  • You will not maintain extra electrical appliances in your studio or room as they may pause a SERIOUS FIRE HAZARD.
  • Management bears no responsibility in the event of loss or theft of money, jewellery and other items regardless of their value.
  • The organization of parties and the use of the studio’s facilities by non-tenants are forbidden.
  • You have to know that Management has a key to your studio and can visit it anytime needed.
  • If you create a problem and cannot reach a solution with the Management, you may be required to leave the studio immediately and lose the booking deposit.
  • You will bear the costs of any damage that you may cause voluntary or involuntary, either in your studio or on other studio or in the common areas.
  • You can not bring pets in your studio or in the common areas.
  • You can leave your studio until 10 o’clock. If there is a prolongation in your stay you will be charged.
  • Please do not smoke in the studios/rooms, common areas, corridors or stairs. You can smoke only on the balcony or on the courtyard.
  • It is not permitted to use alcohol and drugs in our premises including you studio/room.
  • You can come and leave the building anytime. For your own safety and safety of other clients make sure that the door of the main entrance is closed.
  • If you intend to stay away from your studio for a longer period or if you find out that your neighbor is missing for several days, inform the Management.
  • In Greece electricity is 220V and 50Hertz. If you are not sure about your electrical equipment, ask our staff. All plugs are “suko” type.

DAMAGES & REPAIRS

REPAIRS

  • Where items have been damaged or misused, we will need to repair or replace them and therefore we reserve the right to charge you for this.
  • Where we incur charges for replacement items or need to appoint external constractors we will charge you what it costs us.
  • We will always endeavour to repair any damaged items before we replace them.
  • We will repair or reupholster any damaged chairs.
  • We will not charge you if you are locked out and we need to let you back in to your flat/room. But from the second time you will be charged.
  • If you lose your key and we need to replace it then we will charge you for a replacement.

If you have a shared kitchen we will clean this every 2 weeks during your stay. You are responsible for keeping all shared areas, including common areas,  corridors and stairs tidy and well-maintained and removing all rubbish on a day-to-day basis. If any areas are left unattended and this causes a safety, environmental or health risk we may need to appoint additional contractors to help us resolve these issues. If we have to pay for this, then we will pass these charges on you.

Your Room

You are responsible for keeping your room in well-maintained state throughout your stay including your private bathroom and your private kitchen and removing all rubbish. If any issues cause a safety, environmental or health risk, then we may appoint additional contractors to resolve these issues. If we have to pay for this then we will pass these charges on to you.
